Step 1: Which Price and Financing terms are Best for You?

Step 2: Free Buyer Consultation

At this time, we will explain and ask you to sign a Florida Agency Disclosure Form that is required by law so you are aware of exactly how we will work for you!

Step 3: Formal Loan Application

It is recommended that you complete a formal Mortgage Application during the home shopping process. The further along your qualification, the better the presentation we can make to the Seller, and very often this means a better price for the Buyer. A Seller is more likely to give their best price to a Buyer who is truly qualified to purchase their home. Step 5: Drafting An Offer / Purchase Agreement

Step 6: Write Earnest Money Check

At the time an Offer is written on the property you choose, an Earnest Money Deposit will be required to go along with your written offer. This amount shows the Seller that you are sincere about the offer to purchase. We suggest that our Clients write a check in the amount of 1% of the contract price of the property. We will then present the Offer to the seller’s representatives on your behalf and negotiate the price and terms which you agree shall best meet your needs and financial objectives. Your earnest money will be deposited into a Title company or Attorney Escrow Account.

Step 7: Inspection

We recommend that you have a professional, licensed inspection company inspect the home, particularly the roof, pool, A/C and appliances, for problems or defects. The inspection company fee will be approximately $250 to $500 and must be paid at the time the inspection is performed.
